Number 3: the knowledge to price correctly. 

 

In the age of Zillow, a lot of people take this for granted.  There’s a lot more strategy than people think when it comes to pricing a house: finding accurate comps, adjusting according to updates and condition, pricing to allow for negotiation… there’s more that goes into it than simply a “Zestimate”!  If you price too low, money is left on the table. Too high and it will sit, or worse, people will view your inevitable price drop as desperation and undercut that even further.  Don’t forget that if you price too high and choose the wrong buyer, you may get a lower appraisal and need to get your buyer to come up with the difference themselves or renegotiate.  If you are off by even 5% off what the price could be, you may as well have hired a realtor in the first place!
